Mayfly Group’s acquisition land value of secured sites total above 40m and GDV over £225m with an additional development pipeline of over £75m. Mayfly has recently raised collectively £110m for a new healthcare fund with a new partner considering forward fund, forward commitment and sale and leaseback.

Working together with Avery Healthcare Group, a national care home and independent/assisted living operator/developer. Helping to secure off-market care home and assisted living opportunities to add to their existing 57 care home and 4 assisted living portfolios.

The brokerage of off-market opportunities for operators and developers on a national and regional basis, assisting them to secure sites to build development pipelines and operational estates. Presenting trading strategies to PLC clients, having reviewed their estates and identifying care development opportunities using location analysis and demographic profiling. 

Involved in day to day design processes including meetings with the Local Authorities Adult and Social Care departments to gain feedback on new build proposed homes and addressing concerns from design perspectives in relation to the recent pandemic.

Reviewed annually over 1100 off-market opportunities producing and analysing over 300 demographic reports annually.

Daily use of demographic systems and other property technical systems to assist analysis of sites and depth of demographic profile.

Currently considered one of the most active agents within the private sector elderly healthcare industry.


Castleoak 2014 - 2018
Castleoak – Development Manger

Speculatively sourcing and securing off-market land under STP or option agreements for care homes, assisted living and retirement communities across the UK (predominantly England).
Assessing C2 use class product types for site-specific development considering, macro and micro-location demographic profiling, land value, planning constraints.

Daily use of demographic systems and analysis, specific to the operator and general speculative development.

Managing initial design and planning process.

Collaborating with operators to deliver tailored specific design and planning consents.
Working on a speculative basis with architects and planners.
Assisted an established Dutch dementia care home operator enter the UK marketplace through managing the design process, site searching and analysis of demographics to secure a land pipeline.
Contribution to operator Board meetings including discussions ref funding and presenting development pipeline.
Working with Assisted Living Provider (JV with Bridges Ventures and Castleoak) assisting and acquiring their sites across the SE.
Daily use of appraisal systems/financial modelling, set up in line with funding agreements.
Use of modelling to calculate and assess IRR and money multiples in line with the fund's required returns.
Standardising of the internal sales/letting process given previous experience.
Liaising with FD to ensure developments were tax efficient.
